01We're opening a restaurant in Dubai — what approvals do we need and how long will they take?

Restaurant fit-outs in Dubai require approvals from multiple authorities depending on your location. At minimum, you’ll need a Building Management NOC from your landlord, Dubai Municipality (DM) approval for food safety and layout, and Dubai Civil Defence (DCD) approval for fire and life safety. If your restaurant involves gas, you’ll also need a gas approval. Free zone locations  JAFZA, DMCC, Trakhees, Concordia  have their own processes. Allow 3 to 4 weeks for approvals once documentation is submitted. We manage all of this for you.

Authorities can issue an immediate stop-work order, impose fines ranging from AED 5,000 to AED 50,000 or more, and in some cases require completed work to be demolished. It’s a risk not worth taking. We never begin works on site without the necessary permits in place, and we build the approvals timeline into your project schedule from day one.

Yes, this is very common in Dubai. Landlords and building management require a Building Management NOC before you can submit drawings to any government authority. This means you need at least preliminary design drawings before approvals can start. We can prepare these drawings quickly so you’re not held up at this stage.

Kitchen design for DM compliance involves specific requirements  non-absorbent washable wall and floor surfaces, separate zones for raw and cooked food preparation, designated hand-washing sinks, proper ventilation and grease trap arrangements, and correct drainage layouts. We design every F&B kitchen with these standards built in from the start, not retrofitted at the end.

We have delivered full restaurant fit-outs within 35 days. Timelines depend on size, scope, and how quickly approvals are obtained. We are direct with our clients about what is achievable  we’d rather give you an honest timeline upfront than overpromise and disrupt your opening plans.
