01We've just signed a lease on a villa — can you help us design and renovate it before we move in?
Yes, this is one of the most common briefs we receive. We start with a free site visit and consultation to understand how your family lives and what you want the space to feel like. From there we develop a full design layouts, 3D renders, mood boards, and material selections so you can see exactly what you’re getting before any work begins. We then manage the renovation around your move-in timeline.
02What renovations require approvals in Dubai for a residential property?
Minor cosmetic changes painting, flooring, light fixtures generally don’t require formal approvals. However, any structural changes, modifications to plumbing or electrical systems, or works in gated communities or managed towers will require a Building Management NOC and sometimes DM or DCD submissions. We advise you on exactly what’s needed for your specific property and location after the site visit.
03How do you make sure the finished space looks like the 3D renders and not something completely different?
This is one of the most common fears clients have and it’s a legitimate one. Our renders are produced from the same technical drawings used for execution, so the dimensions, proportions, and material choices are accurate. We also involve you in material and finish selections in person so you see and feel the actual samples. The render is a commitment, not just an inspiration image.
04Can you work around a budget that isn't unlimited?
Yes. We work with clients across a wide range of budgets. During the briefing we have an honest conversation about what your budget can achieve, where to prioritise spend for maximum impact, and where to make smart choices without compromising the overall result. We’d rather have that conversation early than design something you love but can’t build.
05Do you take on apartment renovations or only villas?
We take on both. Apartment renovations have their own considerations building management approvals, noise restrictions, working hours limitations in residential towers, and coordination with building maintenance. We are experienced in navigating all of these and will advise you on what to expect before works begin.
